About the developer
D T Joseph Developments Ltd is a local developer based in Preston specialising in utilising modern methods of construction to achieve high standards of insulation and thermal efficiency.
Prior to this site, DT Joseph had completed a three home site at Dukes Court on Runcorn Road, Warrington. Located in a sought-after village and a canal-side position. All the properties benefited from underfloor heating, south east facing rear gardens and private parking spaces.
Their aim is to continue to produce family homes with built-in high standards of accuracy, thermal and acoustic performance.
The project
The site is situated in Shuttleworth, about 1 mile from the centre of Ramsbottom with superb views of Holcombe Tower and the Irwell Valley.
Planning permission has been granted for the development of 6 four-bedroom houses with integral garages and 10 three-bedroom homes with driveway parking. Each property will benefit from two external parking spaces. Modern materials and methods of the construction result in high standards of thermal efficiency reducing living costs across all seasons. The house superstructures will be constructed using a timber frame panel system (Scotframe).
Within the site area, there is to be a new access road (unadopted) and landscaped areas including an acoustic fence and bund to the M66 motorway boundary due to the site’s close proximity to the motorway.
The original forecast construction period was c52 weeks.
